Dubai hosted 19.59 million international overnight visitors in 2025, a record for the third year running and 5 percent more than 2024. December alone passed two million, the first month ever to do so. Hotels ran at 80.7 percent occupancy across 154,000 rooms in 827 properties, selling 44.85 million room nights. Every one of those nights is a person choosing to sleep in this city and pay for the privilege.

Why a landlord should care

Because the hotel and the spare bedroom compete for the same guest. At 80 percent occupancy the hotel market is close to full in peak months, and the overflow goes to the licensed holiday homes that the Department of Economy and Tourism now permits in their thousands, including up to eight units per private owner without a trade licence. That is what turned a one-bedroom in Marina from a AED 90,000 lease into a nightly product, and it is why the two rental markets now move together: when visitor numbers rise, short-let rates rise, and long-let landlords quietly follow.

The seasonality is worth knowing because it decides how a holiday home earns. December, the Ramadan and Eid weeks, and the school-holiday spikes fill the city; July and August do not, and a Marina one-bedroom that fetches AED 900 a night in January will struggle to get AED 350 in August. Averaged across the year, the city still ran above 80 percent, which is why the maths works, but it works in a shape, not a straight line.

The other direction

Tourism also feeds the sales market in a way that is easy to miss. A meaningful share of the buyers I meet first came as guests. They stayed a week, rented for a year, and bought in the third. Twenty million visitors is a twenty-million-person funnel, and the city treats it as one: the 2026 target is higher again.

Every visitor is a tenant who has not decided yet.

What I do with it

Own in the districts guests actually book: Marina, Downtown, Palm, JBR, Business Bay. That is where short-let demand puts a floor under rents. Everywhere else, tourism is a nice headline and not a reason to buy.
